Get your free estimateThe Dryden Restoration Orlando Guarantee
Ours is simple enough to fit on one page, and that’s the point. Dryden Restoration Orlando puts every promise in writing before the first fan gets plugged in. You get a written price before any work starts, a committed arrival window, a job site we leave cleaner than we found it, and a written 365-Day Done Right Promise. If a covered repair fails inside a full year, we come back and make it right at zero additional cost. No fine print gymnastics. No phone tag. The Kingswell Way, applied to water damage, mold, and fire restoration across Orlando and the surrounding neighborhoods.
What’s Covered
- Workmanship on every repair we perform. If our workmanship fails within 365 days of completion, we return and correct it at no charge. That’s the Done Right Promise, in writing, on every single job.
- Honest pricing before anything starts. The price we put in writing is the price you pay. It does not change at the door, after demo, or when we find something unexpected behind the drywall. Changes get discussed and approved in writing first.
- Arrival within the window we gave you. We commit to a specific arrival window when you book. We show up inside it, in Dryden uniforms, with background-checked technicians you can identify at the door.
- A clean job site when we leave. We don’t leave drywall dust on your couch or debris bags on your curb. We leave the space cleaner than we found it, a Kingswell standard we’ve held since 2005.
- Proper equipment, properly used. We run Dri-Eaz, Phoenix, XPOWER, B-Air, and Injectidry systems, the same professional-grade machines large commercial restoration crews use. No rental-store fans and a prayer.
- Work performed to recognized industry standards. We operate to IICRC, RIA, and IFA benchmarks. Not “best practices” we made up, the industry’s actual training and ethics standards.

What Triggers the Free Return Visit
The 365-Day Done Right Promise isn’t a vague satisfaction statement. It has a specific trigger: if a repair we performed fails within one year of completion, you call us, and we return to correct it at no additional cost. A failed repair means the exact work we did stopped doing its job. Maybe the drywall patch we installed cracked. Maybe the trim we replaced started buckling from moisture we thought was fully addressed. Maybe a cabinet door we reset is binding again. If our workmanship was the problem, the follow-up visit is free. Period.
What the promise does not cover is new damage that occurred after we left, or homeowner-caused changes, or normal wear and tear on materials. We’ll explain the difference in plain English when we hand you the written guarantee, because a guarantee you can’t understand isn’t a guarantee, it’s a brochure. Carl Brandt, Owner, insists every customer leaves the final walkthrough knowing exactly what the paperwork says. If you ever have a question about whether something is covered, call (850) 786-4472 and ask. A live person answers, 24 hours a day, 7 days a week.
Parts and Materials
When a repair involves replacement parts or materials, like a section of baseboard, a vanity, or a stretch of flooring, those materials carry their own manufacturer warranties. We pass the manufacturer warranty documentation along to you and we’ll coordinate with the manufacturer if a defect claim is needed. Our own workmanship guarantee runs alongside that, independently. If a part fails and it’s our installation that caused the failure, the Done Right Promise covers putting it right. If the part itself was defective from the factory, the manufacturer’s warranty applies, but we’ll still help you manage the process. You don’t get handed off to a 1-800 number and left to fend for yourself.

If something doesn’t feel right after we finish, say so. We don’t consider a job done until you’ve walked the space with us and signed off on the work. That walkthrough matters, because it’s your chance to point at anything that looks off and have us address it on the spot, before the equipment gets packed and the paperwork closes.
If an issue shows up after we leave, the process is straightforward. Call (850) 786-4472. You’ll talk to a live person, not a voicemail tree, no matter the hour. We’ll schedule a return visit, put the scope of what needs attention in writing, and handle it. If the repair falls under the 365-Day Done Right Promise, the visit costs you nothing. Even if it doesn’t, we’ll quote you a written price before touching anything, so there are no surprises. Carl Brandt has been doing restoration work since 2005, and he’ll tell you the same thing he tells his crews: a customer who has to chase a contractor for a fix is a customer we failed. We don’t make you chase.
Licensed & Insured Backing
Licensing and insurance are the quiet backbone of any real guarantee. They’re what stands behind the paperwork if something goes badly wrong. Dryden Restoration Orlando operates as a licensed, insured restoration company. That matters in Florida, where an unlicensed crew doing water extraction or mold work on your Orlando property can leave you holding liability for injuries on your property and a repair that may not meet code. Our insurance covers the work we do on your home and the people who do it. It’s there when a floor collapses during emergency demolition or a technician gets hurt maneuvering equipment through a tight Orlando carport. The guarantee is the promise. The licensing and insurance are what make the promise enforceable in the real world.
Why We Put It All in Writing
Restoration is a trust business. You’re letting strangers into your home at a bad moment, often after a supply line broke at 2 a.m. or a fire put you in a hotel. You’re tired, you’re stressed, and you’re being asked to make fast decisions about work you can’t see behind the drywall. The only honest way through that is documentation. So we document everything: the price, the arrival window, the scope of work, the equipment we’ll use, the drying targets we’re chasing, and the guarantee that comes with the finished repair.
We’ve operated this way since 2005 as part of the Kingswell family of independently owned restoration businesses. The Kingswell Way has three rules we actually follow: say the price before the work, show up in the window we gave, and come back if it fails. Carl Brandt and the Dryden Restoration Orlando team stand behind that, on every job from College Park to Winter Park, from water extraction to mold remediation to fire rebuilds.
